Lindsay Lofts, USA
Historic Living
Currently under construction as an adaptive reuse development in the C. 1915 Link-Watson Hardware store, the City's Façade Grant Program has created a renaissance environment one block from the Dan River.
The developer has removed the decades old aluminum slipcover to reveal two stellar brick buildings with restored and additional new windows to afford excellent view corridors of the urban Tobacco Warehouse District, the North Theatre, and Intermission Café just minutes away.
Adaptive reuse is something of an art form - finding the balance between the preservation of the historic elements that gives a building its character and the necessity for functional excellence that makes living here a pleasure. This project reflects the developer's appreciation of history and the sensitivity he used in restoring the building to its current use.
Adaptive Reuse
Where it made sense to do so, the developer has retained original elements. In other cases, he has reused salvaged timbers and other materials in the design and construction of the building.
The result is a home that is both historical and entirely modern at the same time. You will find original, up to 5" thick, hardwood flooring, heavy timbered beams, soaring ceiling heights, masonry-cased exterior windows, interior windows in bedrooms and baths on raised platforms, and exposed brick walls throughout.
Modernization
New roofing, individual heat pumps for climate control, and inviting floor plans, created by Craddock-Cunningham Architectural Partners of Lynchburg, Virginia, provide condominium designs that have already enticed newcomers and locals. Handicapped accessibility, two fire-rated stairwells, and a new sprinkler system create very desirable domiciles. All interior walls are insulated for better energy efficiency and minimal sound transmission. Solid-core wood doors are used throughout the units.
On-site parking will include reserved handicapped spaces near the entrance ramp, a few covered parked spaces, and a convenient adjacent lot with 25 parking spaces one block from the Courts Complex, City Hall, and new School Board offices. The architect and developer are creating an inviting south-facing entrance, with raised planters, a patio, and covered porch/entrance with easy accessibility by either stairs or gently sloping ramp.
Condominium Association fees will be approximately $150 per month and will include:
Water/Sewer
Trash Collection
Parking
Maintenance and Cleaning
Building Security/Insurance
Landscaping
Prices for the Lindsay Lofts range from $139,000 to $199,000. For more information, to schedule a tour of the Lofts, or to meet with the developer to discuss the commercial spaces, please call 434.799.8080 434.799.8080.
Convenience & Comfort
As the link between the shops & services of Downtown and the cultural and recreational amenities of The Crossing at the Dan, Lindsay Lots is the premier location for Urban Living in Danville's resurgent historic Tobacco Warehouse District.
Proximity
A few hundred yards from Main Street, the Lofts are convenient to the shops, restaurants, and offices located downtown. A short walk down historic Craghead Street will bring you to The Crossing at the Dan, Danville Science Center, Danville Community Market, Carrington Pavilion, Danville's Historic Train Station (Amtrak), and the Riverwalk Trail.
Impeccable Design
Upon entering the Lofts through French-paned double doors, residents and guests are welcomed into a foyer featuring individual mailboxes as well as a second lobby area with seating and an elevator that will provide access to 3rd floor units. The property manager's office will be located adjacent to this area.
The Lofts offer several unique designs. The developer and architect have created floor plans for diverse lifestyles. One of the corner units takes advantage of a loading dock door to create a Juliet-style balcony with French doors in the great room. The ADA-unit affords large door openings, a spacious turn radius in the bathroom with roll-in shower, and other handicap-accessible design features. The two multi-level lofts are enhanced by new window openings and iron floor grates to create natural light wells for the bedroom areas. Throughout, the massive heart pine beams and brick walls have been "blasted" with corn husks to reveal savvy decor elements.
In the re-development of the property, the entire first floor is available for commercial use, which creates an excellent opportunity for a live-work environment for Lindsay Loft owners. The extensive renovation to create innovative light wells and windows by removing a paved area from a previous loading dock has created an inviting office space.
Cutting Edge Connectivity
Each unit is individually wired to a Central IT room where service providers will connect and provision services. This state-of-the art arrangement provides access to video (digital cable), data (broadband internet), and telephone services. With four CAT-5 internet/phone connections in an individual unit, there will be utmost flexibility to use technology equipment where it is most convenient.
Each unit is connected to a centralized video-intercom system, with color monitors, to provide residents with the latest technology in access security.
The Lofts is also included in the first phase of the nDan network project - an all-fiber based Metropolitan Area Network (MAN) currently in the early stages of deployment.
On-Site Parking
On-site parking will include reserved handicapped spaces near the entrance ramp, a few covered parked spaces, and a convenient adjacent lot with 25 parking spaces one block from the Courts Complex, City Hall, and new School Board offices. The architect and developer are creating an inviting south-facing entrance, with raised planters, a patio, and covered entrance with easy accessibility by stairs or gently sloping ramp.
